Access Statement
Introduction
We aim to ensure that visitors who come to Great Yarmouth and stay at our 23 bed room 4 star guest house have a memorable experience. We aim to cater for the needs of all our guests so far as is possible and practical. This statement is designed to provide our potential guests with as much information as possible about our facilities, services and layout of the premises to enable them to make educated decision as to whether we meet their requirements. However we would ask any guests with special requirements, to telephone us on 01493 843554 to discuss them. It should be noted that all but one of our guest bedrooms are on the first or second floor, we have a stair lift to the first floor only. The facilities we offer are explained within this statement but if there are any other requirements please contact us.
Pre-Arrival
We are located at the quieter part of Great Yarmouth, close to the beach and waterways.
The nearest newsagent /shop/post office is 20 yards from the guest house, there is also a launderette, betting office, fish and chip shop, and a take away within 4 minutes walk from the guest house.There are bus stops within feet of the guest house in both directions, the bus service No. 8 runs every 10 minutes in the summer and every 20 minutes in the winter, it runs from Caister to the James Paget Hospital at Gorleston, on the route is also the main bus terminal.
The nearest railway station is Vauxhall, within Yarmouth which is approximately 3 miles away. Taxis are usually available at the station, we can book one for you in advance if required.
We regret we do not have facilities to prepare documents in Braille.

Arrival & Car Parking Facilities
We have off road parking and can accommodate up to thirteen cars on our premises in marked bays, five spaces are down the sides of the building and cars can be blocked in, we request the car keys of any car blocking another to be left with us should the need to move it is required. There is a free public car park just a few minutes walk away and parking on the road (on the opposite side) is permitted. All cars are parked at owners own risk. The surface of our car park is brick weave. Any guest requiring help with luggage will be assisted.
Main Entrance, Reception
There are no steps leading into the premises there is a small ramp just inside the front door 4.5” (110.4cm) high ramp length 13” (30.3cm) long with a 30 degree angle the door is 32” (81.3cm) wide. The front door is never locked. The second door (always locked) is 57” (144.5cm) from the front door, the door bell / intercom is sited 59” (150cm) from the floor, the swipe card entry reader to open the door is sited 47” (119.3cm) from the floor.On entering our guest house there is a hallway which is 52” (132cm) wide from which access is gained to our reception, lounge, dining room, bar, and 2 staircases to upper floors, all areas are carpeted,colour royal blue.
The Reception / dry lounge (21'10" 6.6m x 16'8" 5m) is entered through a retained door (32.5" 82.5cm)Reception / dry lounge (21'10" 6.6m x 16'8" 5m) has seating for 7 people, colour television with free view and a video recorder this room also has a computer for guest use connected to the internet (FOC) and a public payphone there is access to this room 24 hours a day.
The lounge floor covering is carpet and red in colour.
Public Areas - Hall, Stairs, Landing, Corridors etc
The left hand staircase has 12 steps to the first floor and then an additional 2 steps to the right lead through a retained fire door to rooms 1 - 3, and 4 steps to the left lead to rooms 4 - 6 rooms 5 & 6 are entered through a fire door (32” 81.3cm) , there are 11 more steps to the second floor ahead there is 1 more step then through a retained fire door (32” 81.3cm) to rooms 7 & 8, (rooms 20 & 21 through archway) there are a further 5 steps to the third floor through a retained fire door (32” 81.3cm) to rooms 9 - 11 (rooms 22 & 24 through archway) the hand rail is on the left.The right hand staircase we have a stair lift installed this only goes to the first floor, once at the top there are 2 steps to the left that lead to rooms 14 - 16 and 4 to the right lead to rooms 17 - 19, rooms 18 & 19 are entered through a fire door (32” 81.3cm) there are 11 more steps to the second floor ahead there is 1 more step to rooms 20 - 21 (rooms 7 & 8 through archway), then further 5 steps to the third floor lead to rooms 22 - 24 (rooms 9 - 11 through archway) the hand rail is on the right.
All floor areas and stairs are carpeted throughout the building colour royal blue.Room 12 is on the ground floor there are no steps.
Please note all retained doors close automatically at 10pm and cannot be retained again until 7am.
Public Areas - Sitting room, lounges, lobbies etc
The lounge (21'10" 6.6m x 16'8" 5m) is entered through a retained door (32.5" 82.5cm) is located opposite our reception, the room is equipped with colour television with free view, DVD player and video player.
The lounge floor covering is carpet and red in colour, the lounge has seating for 10 people, there are small tables next to each chair, there are 2 x arm chairs, 2 x 3 seat settees and 1 x 2 seat settee in the lounge. There is access to this room 24 hours a day
The bar (12'6" 3.9m x 16'8" 5m) is off the lounge through a bi fold door (57" 1.45m), this room has seating around the walls to seat 9 plus short stalls for 4 people and 3 captains chairs at the bar, we serve a variety of wines and spirits and canned or draught beer.The dining room 25'10" x 17'8" (16m x 5m) has a multi coloured carpet, the chairs are of standard type with no arms we have some bench seats, we enough tables to enable us to provide each room with it's own table so we have no table sharing.

Evacuation procedures are detailed within every room, the evacuation procedure and alarm function explained to every guest on arrival.

Guide dogs are permitted in all areas of the guest house including the dining room.
We operate a no smoking policy in all our guest rooms, we have smoking areas to the front and rear of the property.
We have free wifi available in all rooms, also a computer sited in the reception with Internet connection for our guests.
We do not provide any bedding or bowls for dogs.
We have 2 well lit signs displaying the guest house name and telephone number on the front of the building.
We have steam irons, small fridges and fans available at receptionshould they be required.
